Proper roof top ventilation will balance the temperature of your roof surface and attic. You may be asking yourself, “Why is this important?” Simply put, it is important because poor roof ventilation can be directly linked to the shortened life span of roofing materials.

It is commonplace for us to find roof systems that have fallen short of their life expectancy needlessly. Just a small investment in proper ventilation when the roof is first installed can prevent this from happening.

Proper attic ventilation WILL extend the life of a roof. It will also help reduce several other potential problems that poor ventilation may cause. Essentially, what proper ventilation will do is remove moisture and heat from the attic air.

Problems Caused by Poor Ventilation:

  • Trapped moisture and heat can cause your energy bills to sky rocket due to an increased workload for your air conditioning unit

  • Without balance, temperatures can reach extremely high degrees and cause damage to roof systems, structural components, and even personal items stored inside the attic

  • Trapped moisture will also cause condensation which can be mistaken for leaks and also cause mold and mildew

Other Condensation Concerns

Deck Deflection: Condensation can cause the deck of the roof to deform, break down and become sponge-like. As a result it becomes extremely hazardous for people to walk on. Over the course of several years or sometimes in extreme cases, as few as two or three years, the adhesives used in the plywood can deteriorate or dry rot. ┬áThe cause of this is a lack of ‘breathing’ allowed to one side of the plywood/sheeting. This breathing happens due to circulating air. Without circulation, coupled with condensation the wood is unable to breath.

Mold, Mildew, Fungi: Mold is bad. It smells, compromises the integrity of the structure, spreads rapidly, and may have adverse health effects. It is preventable with proper ventilation.

Rust: Rust is not your friend. It is a nasty irreversible problem. Therefore, you want to do everything you can to prevent it from happening. There are a number of items in a roofing system that could rust due to improper ventilation and condensation. In humid conditions water vapor will condense metal. If uncoated, it will rust and can lead to the failure of the entire roofing system.


Insulation

Proper insulation is instrumental in controlling energy costs. Many homes (typically older) have inadequate attic insulation. Even newer built homes tend to lean heavy on the bare minimum side of things. A general rule of thumb is that if your home was built more than a decade ago, it is a sure fire bet that your attic insulation is not up to snuff.

For those who may not know the purpose of insulation, it is meant to keep the elements on the other side of the wall. Meaning, it keeps your home warm in the winter and cool in the summer. As you may be aware, heat rises and proper insulation keeps that heat from escaping through your ceiling or roof.

If your home has inadequate insulation, leaks may occur. These leaks will put a strain on your heating and cooling system. As a result, your energy costs will join the heat that is escaping through your roof. With proper insulation you will save money, guaranteed, year after year.
